The best tenant isn’t always the highest earner

Solid finances are essential to take on a tenancy, but on their own they don’t guarantee a good landlord-tenant relationship.

Years of managing rentals have taught us that how the relationship develops before signing matters too: how clearly people communicate, their expectations of the home, their attitude during negotiations and whether their personal and professional situation fits the property they want to rent.

That’s why our selection doesn’t end when we have checked a payslip.

We look for the ability to pay, but also the right fit.

The aim isn’t just to find someone who can afford the home, but to give the landlord as much information as possible to make a good decision about who will live in their property.

A process built on experience

ARO uses its own selection process, developed and refined over more than a decade of managing rentals.

Identity and personal circumstances

We get to know who wants to rent the home, their situation and the circumstances that matter for the application.

Employment and ability to pay

We review the financial and employment documents provided and carry out the relevant checks.

Motivation and fit

We want to understand why that person wants that particular home and whether their needs and expectations match what the property offers.

How they engage during the process

The conversations before the tenancy starts also tell us a lot about how the relationship between both parties is developing.

Verification and insurance

When the landlord chooses rent guarantee insurance, the application is also assessed by the insurers involved.

A home receives around 25 enquiries on average. But getting in touch about a listing doesn’t automatically make someone an applicant.

These are average figures based on our marketing experience. The number of applicants depends on each home, the rent, the state of the market and the type of demand.

Able to pay doesn’t always mean suitable

We have sometimes assessed applicants with excellent finances and more than enough documentation to afford the rent comfortably.

However, in the run-up to signing there have been particularly difficult negotiations, repeated attempts to change certain contract terms or ways of behaving which, in our experience, meant the landlord should weigh up the application with particular care.

Financially they may have been excellent applicants, but our overall assessment wasn’t necessarily the same.

In those cases we explain our observations and our professional opinion to the landlord.

A good relationship also starts with realistic expectations.

During the viewing we describe the home as it really is.

If it has a limitation or feature we think is relevant, we would rather the future tenant knew about it before signing, not after.

We don’t try to persuade just anyone to rent a home.

We want whoever rents it to know exactly what they are signing up for.

Because the wrong expectation at the start can later become a source of conflict for both the tenant and the landlord.
