For landlords
What happens if the tenant doesn't pay the rent?
We immediately start all the legal and financial steps needed so the landlord’s rent is covered. 91% of our tenancies include rent guarantee insurance.
Can I have my home managed if I live outside Mallorca?

How long does a tenancy last on average?
27 months on average in our managed portfolio. Finding a tenant is only the start: how stable the tenancy is afterwards matters too. More figures in ARO in numbers.
What happens if the tenant has to be evicted?
These cases are exceptional: in more than a decade of management, ARO has had to handle only one case that ended in eviction, and two others were resolved through amicable agreements. When it is unavoidable, Pack Premium includes legal defence throughout the process and halves the time it takes to recover the property.
When do I receive the rent each month?
For tenancies with rent guarantee insurance, ARO pays the landlord on the 5th of every month, under the applicable terms.
What is the difference between Pack Plus and Pack Premium?
With Pack Plus ARO handles marketing and tenant selection, and the landlord then takes over the management. With Pack Premium ARO carries on managing the tenancy, repairs and the day-to-day relationship for the whole contract, including tax, unpaid rent and guarantees.
I already have a tenant but want to stop managing it myself. Can ARO take over?
Yes. Depending on the contract and the service chosen, ARO can consider taking over the ongoing management of a home that already has a tenant. More details in your property is already rented.
Who pays the estate agency's fees?
Since Law 12/2023 on the Right to Housing, the costs of property management and drawing up the contract must be paid by the landlord, not the tenant. More legal terms in our Spanish tenancy law glossary.
Where is the rental deposit lodged?
By law, the landlord must lodge it with the Balearic Housing Institute (Institut Balear de l'Habitatge, IBAVI) within 30 days of signing the contract. Failing to do so leads to fines and blocks tax deductions for both parties.
Does ARO manage holiday or short-term tourist lets?
No. We manage long-term and seasonal residential rentals. In fact, we strictly enforce contract clauses against holiday subletting (Airbnb-style) to protect the landlord.

For tenants
How does ARO select tenants?
We look at five things: identity and personal circumstances, employment and ability to pay (documents and checks), motivation and fit with the specific home, how the applicant engages during the process and, when the landlord has rent guarantee insurance, the insurer’s own assessment. There's a problem in the home I rent. What should I do?
With Pack Premium there is a personal support channel for tenant and landlord: the problem is reported, technical support is assigned and it is followed up until it is resolved. More about how we handle repairs.

Which areas of Mallorca does ARO cover?
Our main activity is in Mallorca, in four areas where we have an established management volume and real knowledge of the local market: Palma, Marratxí, Llucmajor and Inca. Details of each area in areas we cover.
We also manage properties for large owners or investment funds in other parts of the Balearic Islands or mainland Spain. In these cases, we look at each owner’s situation individually.
How much experience does ARO have in rental management?
Obvia Estate S.L. started its rental management business in September 2015. We currently manage more than 120 homes, and 96% of landlords come back to ARO when they need to let again.
