Alquiler Riesgo Zero was born from a simple idea:
letting a property should generate a return, not become another job for its owner.
Since 2015 we have helped landlords prepare, let and manage their properties in Mallorca.
Today we manage more than 120 residential homes and a portfolio of around 165 managed assets, with a team specialised in each stage of management.

Our story
It all started in 2015
Obvia Estate S.L. started trading on 15 September 2015, working in both property sales and long-term rentals.
Our experience managing rentals made it increasingly clear that landlords needed more than an agency that could find a tenant.
They needed selection, prevention, follow-up and, in many cases, someone to take care of what happens after the keys are handed over.
In 2020 that specialism gained its own identity with the creation of Alquiler Riesgo Zero. ARO became the brand specialising in lettings and management, while INTIAA stayed focused on other property activities, especially sales.
Why does ARO exist?
Because finding a tenant is only part of the job
A contract can last for years. During that time people’s circumstances change, and repairs, renewals, rent reviews, problems, owners’ associations, insurance and decisions for the landlord all come up.
That’s why we developed two different ways of working:
Pack Plus
We find and select. You carry on managing.
For landlords who want to keep day-to-day control after letting.
Pack Premium
We find, select and carry on managing.
For landlords who also want to hand over the ongoing tenancy.

Hand over without losing control
Managing on the owner's behalf doesn't mean deciding everything for them.
With Premium, there are procedures for the day-to-day running while the important decisions stay with the owner.
Commitment: still there after signing
For us, signing isn't necessarily the end of the service.
With Premium, that is exactly when a key part begins: managing the tenancy.
Transparency
We don't promise there will never be a problem, that no tenant's circumstances will change or that every tenancy will be perfect.
Our job is to reduce risks, deal with whatever happens and keep the owner informed.

Responsible for management, business development and property management strategy. He founded INTIAA in 2015 with Luciano Carrascosa and, with the same client-focused philosophy, later created Alquiler Riesgo Zero. Trained as a CRS (Certified Residential Specialist), a US designation held by only 4% of the country's estate agents.

Building surveyor and building engineer, responsible for the technical coordination of assets, works and professionals when management requires it. His technical background is what allows ARO to handle situations more complex than simple property brokerage: leaks, building works, owners' associations and coordinating tradespeople.

Online meetings, documents, preparing homes, tenant selection, contracts, repairs and follow-up can all be handled while keeping the owner informed from a distance.
