Can we take over any existing tenancy?
First we need to understand it. Before taking over the management of a home that is already rented, we have to look at its situation. We will review the available documents and the circumstances of the tenancy to decide whether we can manage it properly.

We don’t want to take on a tenancy without knowing what we are taking on.
The handover has to be done properly
Once we take on the management, the new working arrangement has to be set up properly. The tenant needs to know who will handle everything to do with the tenancy from then on, which channels to use and what to do with questions or problems. The aim is an orderly change for both landlord and tenant.
The manager changes. The relationship doesn’t have to get complicated.
ARO becomes the point of contact

What if the tenancy already has problems?
Tell us first what is going on. An existing problem, late payment, disagreement or earlier issue doesn’t automatically mean ARO can solve it or should take on the management.
When legal, technical or other work beyond routine management is needed, it will be looked at separately and, where appropriate, coordinated with the necessary professionals.
We don’t promise to erase past problems. We can look at how to manage them from now on.

Already having a tenant doesn’t solve the problem of distance. If you live outside Mallorca, ARO can become your local team for managing the tenancy, always within the scope agreed.

What happens when this contract ends?
When the time comes, we can coordinate the end of the tenancy and getting the keys back as part of the Premium service.
