Rental management in Palma, Marratxí, Llucmajor and Inca

At Alquiler Riesgo Zero we don’t try to cover the whole island in a generic way. We work in four specific areas of Mallorca, where we have been managing properties for years and know the market well.

Four areas, four different markets

Knowing what kind of tenant is looking for a home in each municipality lets us apply our affordability checks far more precisely, so the tenancy is stable and free of surprises.

01 · Palma

High demand, controlled turnover and urban profiles

As the capital, Palma has the island's most dynamic and pressured rental market. Demand is extremely high, so the challenge here isn't finding a tenant but finding a suitable, solvent one amid high turnover.

Types of property

From central apartments and studios for professionals to large family flats in areas such as the Eixample, or ground-floor flats with a terrace.

Local market snapshot

The average rents we manage range from €1,100 to €2,000. Tenants include many civil servants, healthcare staff, relocated executives and international profiles.

Our Riesgo Zero approach

In Palma, the biggest risk is an unstable profile. We carry out thorough affordability checks, adapting our analysis to seasonal permanent contracts (fijos discontinuos, very common in the city) and cross-checking international financial information for expats. We also strictly enforce clauses against holiday subletting (Airbnb).

02 · Marratxí

Residential stability and long-term tenancies

Marratxí is the residential area of choice for families looking for quality of life, space and proximity to Palma. The rental market here is completely different from the capital's: there is less supply, but tenants are looking to settle for the long term.

Types of property

Mainly terraced houses, detached homes with gardens and ground-floor flats on residential estates (Pont d'Inca, Sa Cabaneta, Pòrtol).

Local market snapshot

Average rents in our portfolio here range from €1,500 to €2,800. Turnover is the lowest of all the areas we cover: tenants usually stay an average of 4 to 5 years.

Our Riesgo Zero approach

With higher rents, the risk to watch is non-payment caused by a family taking on too much debt. We require the rent not to exceed 30% of the household’s net income, and we protect the tenancy with rent guarantee insurance with maximum cover, protecting both the monthly payment and against possible vandalism in high-value properties.

03 · Llucmajor

Variety between coast, inland town and countryside

Llucmajor is Mallorca's largest municipality and has a two-sided rental market: the town itself (inland) on one side, and the coastal strip and residential estates (Puig de Ros, Maioris, Arenal) on the other.

Types of property

Spacious flats in the town centre, villas on coastal estates and rural properties (fincas) in the surrounding area.

The price range is very wide: from €900–€1,200 inland to properties over €2,500 on the coast.

Our Riesgo Zero approach

In Llucmajor it is important to draft the contract carefully for each type of property. For fincas and villas, our watertight contract clearly sets out the upkeep of outdoor areas, gardens and pools to prevent the property losing value. On the coast, we apply anti-fraud checks to rule out fake long-term tenants who are really looking for a disguised holiday let.

04 · Inca

The heart of the island: high yields and local demand

Thanks to its excellent rail and motorway links, Inca has become a first-rate place to live. It has strong, very stable local demand, focused on people working in the Raiguer area.

Types of property

Traditional flats, mid-sized new builds and town houses.

Local market snapshot

Rents are more affordable and stable, averaging €850 to €1,200. It offers landlords some of the most attractive gross yields on the island, thanks to the balanced relationship between purchase price and rent.

Our Riesgo Zero approach

We protect the landlord’s return by making sure rent is paid on time. We look at applicants’ employment ties to the area (local industry, services and retail). In Inca, renting runs like clockwork: with our preventive selection process, arrears in our managed portfolio are practically non-existent.
