ARO in numbers: a decade of rental management, in data
Since 2015, Alquiler Riesgo Zero has helped landlords let and manage their property.
These are the rental management results from our own portfolio. Our experience isn’t measured in years alone. We also measure it in homes managed, landlords served, tenancy length, time on the market and landlords who come back to us.
Here are some of our figures.

+10 years
managing rentals
Obvia Estate S.L. started its rental management business in September 2015. Alquiler Riesgo Zero was later created as the brand specialising in this service.
+120 homes
currently managed
We currently manage more than 120 homes let as residential rentals, mainly in Mallorca.
343 landlords
served since 2015
Over these years we have worked with 343 landlord clients to manage the rental of at least one property.
A single property can have several owners, so this figure represents landlords served, not the number of properties managed.
We don’t only manage homes
Although residential property is the core of our business, our management experience extends to other types of property owned by third parties.
The overall portfolio we manage is currently close to 165 units, including retail premises, rooms, parking spaces and other property assets as well as homes.
~165 property units managed in total

It isn’t just about letting a home.
It’s about the tenancy working.
27 months
average length of our residential tenancies
For us, finding a tenant is only the start. How stable the tenancy is afterwards matters too.
96%
of landlords come back to ARO when they need to let again
When a tenancy ends and the landlord decides to let the home again, 96% choose Alquiler Riesgo Zero to do it.
How long does it take us to let a home?
The rent, location and features of each property have a big influence on how long it takes.
These figures help us work with more realistic expectations: not every home has the same demand or should follow the same marketing strategy.
The aim isn’t simply to let as quickly as possible, but to find the right balance between rent, timing and choosing the tenant.
Less time on the market doesn’t always mean a better tenancy.

Your home can be in Mallorca
even if you aren’t
A large share of the homes we manage belong to landlords who don’t live on the island.
Digital contracts, document management, key coordination, marketing, the relationship with the tenant and ongoing management allow many landlords to keep their home rented without constantly travelling to Mallorca.
How we manage homes for landlords living abroad91%
of the tenancies we manage include rent guarantee insurance
Prevention starts before signing
91% of the tenancies managed by ARO have insurance against unpaid rent.
Taking out the insurance is the landlord’s decision, but it is an additional layer of protection we recommend considering alongside careful tenant selection.
For tenancies with the corresponding insurance and service, ARO pays the landlord on the 5th of every month, under the applicable terms.

Managing well also means knowing how to act when a problem comes up
1 eviction
in 11 years of business.
In more than a decade of continuous rental management, ARO has had to handle only one case that ended in eviction.
2 amicable agreements
that resolved the situation without an eviction
In two other particularly difficult cases, agreements were reached that allowed the tenant to leave without it coming to that.
These are exceptional situations, but they are part of the reality of renting and explain why prevention, selection and follow-up matter so much to us.
How we calculate our figures
The figures on this page come from our internal records, contracts and management software.
They reflect our past experience and are not a guarantee of the result, length or letting time for any particular home.
The numbers tell part of our story.
Your home is a case of its own.
Every landlord, property and tenancy needs its own analysis. If you are thinking of letting a property in Mallorca or want professionals to manage a home that is already rented, we can look at your situation first.
