We start with a remote conversation to get to know you, look at the situation of the property and explain how we work. In English we do this in writing, by email or WhatsApp; if you speak Spanish, we can also meet by video call. If both sides agree to work together, the service can be signed up to remotely.

Our team goes to the home and assesses its condition before marketing it. If it needs work to get it ready, we set out what is needed and, with your consent and an approved quote, we coordinate the work.

Once it is ready, we make sure the home is presented properly and start marketing it. Professional photography, virtual tours, video and other digital tools also let you see how your property is being presented, even from hundreds or thousands of kilometres away.

ARO runs its marketing process and its own tenant selection process. Being able to pay is essential, but it isn't enough. You receive the information you need and keep the final say on signing the tenancy.

Five years working together without meeting in person
Since 2021 the whole relationship has been handled remotely. The landlord and the ARO team have never needed to meet in person. Over these years we have managed the property and already handled two changes of tenant, working together through online meetings and digital communication.

Landlord living in Vigo
A shared terrace, serious leaks and a landlord in Vigo
A penthouse we currently manage, and have done since 2020, suffered serious leaks from a terrace that belonged to the building but was for the flat’s private use. The problem needed much more than a call to a repairman.
We had to coordinate with the owner’s lawyer, press the property management company, push the owners’ association to act and get approval for the terrace to be completely rebuilt and waterproofed, a major cost for the association.
ARO coordinated and supervised the process between the owner, the lawyer, the property management company, the builders and the tenants. The owner didn’t have to travel to Mallorca to run the process personally and was kept informed in detail about the situation and the completion of the work.
Result: the terrace was completely renovated and waterproofed, and the work carries a 15-year guarantee.
Transparency: this work went beyond the routine management included in the rental and was handled as an additional, one-off service.
